SECOND MORTGAGE

The projected rental income from the unbuilt suite may be used to help you qualify for the refinance. Once built, the rental income offsets the mortgage payment increase. Your home becomes a cash-flowing asset from day one.

MULTI-UNIT PURCHASE
Owner occupied · up to 4 units · as little as 5% down
CMHC insures owner-occupied properties of up to four units with as little as 5% down on a duplex and 10% down on a triplex or fourplex.
Up to 50% of the gross rental income from the non-owner units may be added to your qualifying income — meaning the building helps you buy the building.
With GTA property values where they are right now — deals exist today that did not exist three years ago.
